We build every model on in-place, verifiable numbers before crediting a dollar of upside. The deal has to work on what the property does today.

Our returns come from running properties better: rents brought to market, expenses controlled, and units improved unit by unit.

We co-invest as general partners alongside our limited partners. Our economics are structured so we do well only when our partners do.

Matthew Kash

EJM Investment Properties LLC

Matthew founded EJM Investment Properties in 2024 to bring institutional underwriting discipline to small- and mid-cap multifamily across Michigan.

Together with two partners, he leads every stage of the work: sourcing and acquisitions, underwriting and capital structure, lender relationships, and ongoing asset management. The team is deliberately small and hands-on, so investors deal directly with the people running their deal.

EJM partners with experienced co-general partners and management on individual transactions, while EJM retains responsibility for strategy, reporting, and investor relations.

Tax-advantaged ownership

Multifamily real estate often carries meaningful tax advantages. Depreciation, including accelerated depreciation from cost segregation studies, may offset a portion of the passive income a property generates, and each investor receives an annual Schedule K-1 reporting their share.
